Macclesfield roofs, and what goes wrong with them

Macclesfield was built on silk. The mills and the streets of terraced houses around them went up in the nineteenth century, mostly in red brick with Welsh slate roofs, and many of the weavers' cottages still have the long top-floor windows of the old garret workshops. A lot of those roofs have never been relaid. The slates are often sound; the iron nails holding them have rusted through.

The town sits on the western edge of the Pennines, so the weather arrives from the south-west and the hills behind it. Roofs on the eastern side of town, climbing towards Hurdsfield, Langley and Macclesfield Forest, take more wind and rain than those in the valley bottom, and ridges and verges suffer first.

Around Bollington and Rainow, older cottages carry heavy stone slates split from local sandstone, while post-war estates across the town have concrete tiles and flat-roofed garages and extensions now reaching the end of their life. Each needs different materials and a different approach, which is why we look before we quote.

How a job runs

  1. Step 1

You tell us what is wrong

Call or use the form. A photo of the problem, even from the ground, helps us understand it before we visit.

  2. Step 2

    We look at the roof

We inspect from the roof, the loft or both, and photograph what we find so you can see it too.

  3. Step 3

    You get a written quote

What we will do, how we will get up there safely, how long it should take and what it costs. Nothing starts until you agree.

  4. Step 4

We do the work and show you

When the job is done we tidy up and show you photos of the finished work.

Questions we get asked

How much does a roof repair cost in Macclesfield?

It depends on what has failed and how we reach it safely. A slipped slate reachable with roof ladders is a small job; anything needing scaffolding, such as chimney work or a ridge, costs more because the scaffold is a large part of the price. We give a written quote after looking at the roof.

Do you cover areas outside Macclesfield?

Yes. We work across Cheshire East, south Manchester and Stockport, the High Peak, the Staffordshire Moorlands and Potteries, Cheshire West and Warrington, and Wrexham and Flintshire in North Wales. The areas page lists the towns.

How quickly can you come out?

Tell us what is happening when you call. Water coming into the house is treated as urgent; other repairs are booked in order. We will give you an honest date rather than a promise we cannot keep.

Can you work on slate and stone roofs?

Yes. Most of Macclesfield's Victorian streets are roofed in Welsh slate, and the older cottages around Bollington and Rainow have heavy stone slates. We repair and relay both, reusing sound slates where we can.

Will you help with an insurance claim after a storm?

We make the roof watertight, photograph the damage and write up what we found and what caused it, which you can send to your insurer. Your insurer decides the claim.

Do I need planning permission to replace my roof?

Usually not for like-for-like re-roofing, but it is building work under the Building Regulations, and listed buildings and some conservation areas have extra controls. Our planning guide explains it.
